Most Affordable Places to Live in Macomb County

Choosing where to raise a family can impact the way a child sees the world. 

Niche, a website offering rankings and statistics on towns, schools and colleges, recently released its 2024 Places with the Lowest Cost of Living in Macomb County. It offers a look at the most affordable places for families in Macomb County to call home based on a variety of factors including an area’s home value to income ratio, median rent, gas prices, grocery costs and more. 

These statistics were calculated based on the consumer price index and access to affordable housing using data from the U.S. Census and Bureau of Labor and Statistics. You can find the full methodology here

Top 10 Most Affordable Places to Live in Macomb County

Center Line 

  • Average home value: $131,900
  • Population: 8,493

Center Line’s diverse neighborhoods and proximity to bigger cities like Royal Oak and Detroit make it a good choice for families wanting a peaceful neighborhood within driving distance to downtown life.

Mount Clemens 

  • Average home value: $150,900
  • Population: 15,679

Affordable Mount Clemens offers its residents access to art centers, farmers markets, museums and more. 

Fraser 

  • Average home value: $178,900
  • Population: 14,668

Fraser has a dense suburban feel and above average public schools. Also located in Fraser is the Arts Academy in the Woods, a free public charter academy for students interested in the arts. 

Roseville 

  • Average home value: $129,400
  • Population: 47,476

This suburb offers residents plenty of shopping options plus quick access to downtown Detroit and a short drive to the lakefront. 

Ray Township 

  • Average home value: $374,700
  • Population: 3,780

The vast majority of residents in Ray Township own their own homes. Ray boasts access to excellent parks, including Wolcott Mill Metropark, a 2,625 acre park. 

St. Clair Shores 

  • Average home value: $181,300
  • Population: 58,656

St. Clair Shores offers residents access to Lake St. Clair. The city is well known for its “Nautical Mile” along Jefferson Avenue. It earns a “B” from Niche in the diversity category. 

Harrison Charter Township 

  • Average home value: $241,700
  • Population: 24,249

Harrison Charter Township offers residents an incredible access to activities along the lakeshore. 

Richmond 

  • Average home value: $221,500
  • Population: 5,852

Richmond’s parks and community centers are a draw for families looking for convenient and beautiful outdoor access. 

Eastpointe 

  • Average home value: $115,100
  • Population: 34,087

This suburb of Detroit offers residents a good cost of living and outdoor activities as well as pleasant parks and summer festivals

Chesterfield Township 

  • Average home value: $258,200
  • Population: 45,414

Although Chesterfield has a sparse suburban feel, there are many options for restaurants, businesses and shopping. The public schools, cost of living and diversity in Chesterfield are above average.
